OwnerSea provides paid listings, a directory, a calendar and messaging. The accommodation agreement is made with the owner or authorised lessor. The service is independent of developers and condominium management.
Listings and pricing
Registration and drafts are free. The first listing costs THB 1,000 per calendar month. Each additional listing costs THB 100 less: 900, 800, 700. A 12-month term receives a 50% discount. More than 10 listings require an individually agreed price in advance. Listing positions, term and price are recorded on the invoice. Paid periods are not repriced retrospectively.
The term starts after listing approval and payment verification. For RUB payments, the operator fixes the exchange rate and amount before transfer. An “I paid” message does not activate the listing. Renewals extend the end date. There are no automatic charges. After expiry, the listing is hidden from search; the account and history remain.
One listing represents one specific apartment. Payment does not replace identity, authority or photo-rights checks. Duplicates, unauthorised listings and unfinished properties are prohibited. Publication does not guarantee views, enquiries or bookings.
Bookings without commission
The guest registers, provides a name, phone number, email and dates, and accepts the apartment terms. A request opens a chat but does not reserve dates. The owner responds within 48 hours. The owner’s confirmation reserves the dates and reveals contact details and instructions to the participants. The service takes no percentage of rent.
Contact details and links are blocked in chat before confirmation. After a new booking is confirmed, participants may exchange contact details. The guest pays rent, deposits and fees to the owner under the saved terms. Payment markers are participant reports, not independent bank verification. A listing payment is not the guest’s apartment deposit.
Cancellation and refunds
If publication cannot be provided because of the service, the unprovided portion is refundable. If the customer cancels, the calculation accounts for services delivered, documented costs and mandatory legal requirements. An annual payment is not unconditionally non-refundable. Individual refunds are handled through support; there is no automatic refund.
Accommodation cancellations and rent refunds are governed by the saved apartment terms and applicable law. Existing bookings and payments retain their agreed terms and are not automatically moved to the new pricing model.
